The opportunity is not to promise access to capital. It is to make an already legitimate project easier to understand, verify, and hand off to the right licensed professionals.
Demand exists, but it is not a blank check.
The National Association of REALTORS® reported that international buyers purchased 78,100 existing U.S. homes worth US$56 billion between April 2024 and March 2025. Buyers from China accounted for 15% of purchases, or 11,700 homes, and US$13.7 billion in dollar volume. That makes China the report’s largest country of origin by reported dollar volume.
This is a residential data point, not evidence that every U.S. development should pursue Chinese buyers. It does, however, support the narrower conclusion that there is a meaningful audience for well-prepared, cross-border property communication.
The real product is readiness.
International buyers and their advisors need more than translated marketing. They need a stable fact set, clearly identified project documents, context around the property, and a defined route for questions that require a licensed broker, attorney, lender, tax adviser, immigration adviser, or title professional.
For an early-stage founder, that creates a defensible role: research, bilingual editorial work, document organization, and inquiry qualification. It is a useful service to the U.S. sponsor or broker even when no transaction occurs.
Guardrails are part of the value proposition.
U.S. transaction rules and foreign-ownership restrictions can vary by property type, location, buyer status, and transaction structure. Deal Routes should never state that a buyer can purchase a particular asset, give immigration or tax advice, negotiate a transaction, receive contingent compensation, or represent that it is a licensed broker. Those questions belong with qualified professionals in the relevant jurisdiction.
The best version of the business therefore works alongside, rather than around, a broker and professional network. The deliverable is an accurate first layer and a cleaner handoff.
What to test first.
Choose one geography and one asset class where you can build a local partner bench. A sensible first test is developer or broker teams with residential or mixed-use projects that already have an approved marketing package but lack bilingual buyer materials. Sell a fixed-scope project brief first, then add a verified project room and a monthly research retainer only after a client sees value.
That sequence is more credible than launching a generic listings portal. It gives Deal Routes case studies, repeatable workflows, and a clear boundary around regulated work.
