Deal Routes Research

Singapore’s Q3 market is separating.

CBD offices tightened, residential pricing outpaced new-home sales, and investment volumes cooled after a strong Q2. The useful story is not one direction. It is three different market signals.

CBRE’s Q3 figures show Singapore’s real estate market moving at different speeds by sector. That makes broad statements about “the market” less helpful than asking what is actually driving a particular asset or deal.

Singapore · Q3 2026 reported figures

One city. Three different market signals.

Research chart: figures reported by CBRE. The three columns use different units and are presented as sector signals, not a comparison of market size, return, or attractiveness.

1. Core CBD office: a tighter leasing market.

CBRE reported that Core CBD Grade A office rents rose 2.0% quarter on quarter in Q3, the strongest quarterly gain since Q3 2022. The stated driver was healthy net absorption, which brought vacancy down to 2.6% from 3.3% in the prior quarter.

For occupiers, the signal is practical: high-quality central space is becoming less forgiving to source late. For owners, rent growth alone is not the whole story; lease expiry, tenant quality, building position, and the cost to keep the asset competitive still determine the specific opportunity.

2. Residential: prices and take-up are not saying the same thing.

Private home prices rose 1.4% quarter on quarter in Q3, according to CBRE’s cited flash estimates, accelerating from 0.5% in Q2. At the same time, CBRE described new-home sales as losing momentum, with softer take-up at major launches.

Those facts are a reminder to separate a pricing index from project-level sales velocity. A development can sit inside a rising market and still require a close view of launch timing, competing supply, buyer segment, and the absorption path.

3. Investment: a slower quarter inside a stronger year.

Preliminary investment volume fell 12.4% quarter on quarter to $12.6 billion after a strong Q2. CBRE also reported that 9M 2026 volume reached $47.5 billion, already exceeding 2025’s full-year level.

The short version is that a quarterly decline does not erase the broader pace of capital activity. It does, however, make it more important to distinguish between a market-wide annual total and the timing, sector, and structure behind an individual transaction.

What this changes for research

A useful Singapore deal record should note the sector, the reported demand driver, and the time period behind the figure. That turns a headline into something a project team can actually use, while keeping reported facts separate from any underwriting or investment view.
